Asbestos testing and inspections

A sample and a lab report are the only way to know whether a ceiling, floor or wrap holds asbestos. An inspector certified by the Minnesota Department of Health (MDH) collects the samples, and an accredited lab returns a result for each one. Anything above 1 percent asbestos is legally asbestos-containing material in Minnesota.

Popcorn ceiling removal

Sprayed popcorn texture is on the state health department’s list of home materials that may contain asbestos. When a sample from your ceiling comes back positive, we seal the room, keep the texture wet and scrape it into bags. Your drywall or paint crew then starts on a bare surface.

Floor tile and sheet vinyl removal

Old floors are sampled one layer at a time, because the tile, any sheet vinyl and the glue below can each hold asbestos. On July 1, 2021, the state dropped its exemption for floors in houses and small buildings of up to four units. Positive layers come up, and the subfloor is left clean for your installer.

Duct, furnace and pipe insulation removal

Furnace rooms and basements can have ducts, seams and pipes covered in white wrap or tape. MDH counts duct, furnace and pipe insulation among the home products that may contain asbestos. We strip confirmed material wet before your heating contractor replaces equipment.

Vermiculite attic insulation removal

Pebble-like vermiculite in light brown, gray or gold may sit between the joists of an older attic. MDH says undisturbed fill can stay, and that a licensed contractor should take it out when it must go. We do that removal ahead of energy upgrades, rewiring and other attic jobs.

Remodel and demolition abatement

A remodel can open plaster, joint compound, window glazing or siding, and MDH lists all of them. State rules say asbestos has to come out of a building before renovation or demolition starts, and houses are no exception. We finish our part before the remodeler or excavator arrives.

Asbestos testing and removal costs

More than 5 in every 10 Brooklyn Park homes were built before 1980, making asbestos a common issue in our community. Our price ranges cover hired labor, materials, containment, lab fees and disposal for typical jobs in Brooklyn Park, Brooklyn Center and Crystal. Expect the low figure for a small job with easy access, and the top for bigger areas, occupied buildings, second stories or extra air tests.

Our process

01

Samples and a site visit

Before any price, an MDH-certified inspector takes samples of what your project will touch. We come out to see the rooms, go over the lab results with you and quote from those results and the access.

02

State notice and containment

Setup day starts with plastic sheeting over the work area, a HEPA unit holding the air under negative pressure and a decontamination chamber at the entry. Before that, on any job over the state limits, the licensed contractor files the MDH notice at least five calendar days ahead.

03

Wet removal and clearance

Nothing is scraped or cut dry. Each bag or container is sealed leak-tight and labeled, and the containment stays up until the air samples pass. A manifest then follows the sealed waste all the way to a landfill that takes asbestos.

Brooklyn Park homes and asbestos

The 1970s built more of Brooklyn Park’s homes than any other decade, about a quarter of them, and the 1980s built roughly 18 percent. The median home in the city dates from 1980, and only about 1 in 20 was built before 1950.

Houses from those years can still contain textured ceilings, vinyl flooring, joint compound and duct wrap, which are all on MDH’s list of materials to check. The build year points us to what to sample, and the lab result settles it.

Renters live in close to 3 in 10 of the city’s occupied homes, and about a quarter of all homes sit in buildings of five or more units. When the job is in a rental or an apartment building, the owner or manager settles access times and the waste route with us before work starts.

Demolition in Brooklyn Park and Hennepin County

Brooklyn Park’s demolition permit application is a one-page form. It covers the site, the applicant and the shut-off of gas, power, water, sewer and other utilities, and it does not mention asbestos.

Hennepin County checks the asbestos paperwork on a teardown. County staff inspect homes and commercial properties before they come down, and county ordinance says asbestos-containing material must be removed before demolition or renovation. Expect the inspector to request the MPCA notice when one applies, along with the survey and its report, receipts for the abatement and the disposal manifests. We supply the papers from our part of the job.

Hennepin County drop-off facilities do not accept asbestos, so it cannot go out with the rest of your remodel debris.

Frequently asked questions

Do I need a licensed contractor for a small job?

Small jobs can still be regulated. A job needs a licensed contractor when friable material on pipes runs to more than 10 linear feet or covers more than 6 square feet of any other surface in a home. Where neither can be measured, the limit is more than 1 cubic foot of friable material. For not more than those amounts, MDH does not regulate the work, but it does not call it safe either.

Can a homeowner take asbestos out on their own?

Only an owner who lives in the single-family house may do it legally, and MDH strongly recommends a licensed contractor even for that owner. The owner needs no asbestos license and pays no permit fee. Landlords, duplex owners and apartment buildings get no exemption, so regulated work there goes to a licensed crew.

What goes into the price?

Every quote from us includes labor, air monitoring and waste disposal, which MDH says every quote should include, and we fold in the state project permit fee too. That fee is $35 for a small home job and 3 percent of the cost of the asbestos work on bigger projects. The rest depends on the material, its amount, the access and the time.

Does a house from the 1980s need testing?

MDH notes that asbestos use in roofing and siding fell quickly from the early 1980s, which is not the same as stopping. If your home was built after October 1988, MDH will accept a letter from the builder or architect confirming asbestos was left out of the construction, in lieu of an inspection.
